Updates
The Board and Management Company have been working hard on several items. Here are some of the things we are working on.
Lake Issues - We have had engineers and lake experts looking at the status of the lake and we are trying to determine the best way to address the low water levels. Nothing has been decided, but wanted the community to know that this issue is being addressed and discussed, and we will keep you up to date.
Financials - After the books were closed for fiscal year 2011, we appear to have some surplus funds in both the townhome and the single family budgets. There are still some procedural questions about some of the transactions and splits between the master association and the townhome association.
We are investigating the possibility of having an independent audit of all the finances over the past 2-3 years. We have changed management companies twice and feel it now may be advisable to have an audit to make sure of where we stand.
Landscaping - We have received proposals from our current vendor along with several others. We are evaluating the options we have. Whether we make a change or not, our objective is to at least receive better services for the current budgeted amount, or possibly save money and receive improved services as well.
Pool Hours - The social and pool chairperson is looking into the possibility of being able to extend pool hours past sunset by adding some additional lighting. This is only in the investigative stage, and no decisions have been finalized.

We almost have enough signatures to potentially minimize the HOA risk on this lawsuit. Numerous attempts have been made to get the required number of signatures, but many of you have not responded. We even provided stamped self addressed envelopes in an attemp to make it as convenient as possible.
If you still have the proxy form and the envelope, please sign it and mail it in NOW. I will even come pick it up from your house.
If we lose the lawsuit and do not have the responsible party involved, the judgement will go solely against the HOA. This is your chance to help from keeping your dues stable and not have to raise them to pay any associated expenses.
